Woody Mill plan adds apartments and commerce near Toyota megasite

A proposed mixed-use development in southern Guilford County would add housing and commercial space near one of the Triad's most consequential manufacturing investments.

The Triad Business Journal reported July 17, with an update July 20, that Greensboro developers Sam Simpson and Chester Brown purchased 61.7 acres near Toyota's battery manufacturing plant for the planned Woody Mill Development. The project is described as a roughly $100 million investment with 240 apartments and a commercial hub.

The proposal connects two sides of the regional growth conversation: the industrial jobs expected around the Toyota megasite and the housing, retail and everyday services needed to support workers and nearby communities. That does not make the project a guaranteed answer to the region's housing needs; its timing, approvals, financing and final tenant mix still matter.

For residents and developers, the next useful watch is the public planning record: site plans, rezoning or entitlement steps, infrastructure commitments and any future public hearings. Businesses considering the southern Guilford corridor can also treat the proposal as an early signal that demand is forming around the megasite beyond the factory fence line.
