Henry County's Board of Zoning Appeals will hold a public hearing Oct. 28 on Colonial Downs Group's request for a special-use permit to establish and operate a pari-mutuel wagering facility in Ridgeway. The hearing is scheduled for 1 p.m. in the Summerlin Meeting Room at the County Administration Building on Kings Mountain Road in Collinsville.
The public notice identifies the case as S-26-13. The property is on the south side of Old Sand Road, about 700 feet east of Greensboro Road, and is zoned B-1 Commercial. Colonial Downs has proposed developing about 6.2 acres of a vacant 145-acre property north of the U.S. 58 bypass and south of Old Sand Road, with plans describing a 24,000-square-foot building, parking and related site improvements.
Rosie's Game Room currently operates inside the Dutch Inn in Collinsville and has carried the Rosie's brand since 2021. Colonial Downs has said a purpose-built facility would provide a better experience for guests and employees, and county supervisors have said the relocation could bring construction and permanent jobs and draw visitors from surrounding communities. The board of zoning appeals hearing comes before the board votes on the permit request, and county staff has recommended support for installing the maximum 150 terminals allowed for Henry County under state law.
