Henry County seeks federal funding to ready Patriot Centre Lot 11

Henry County is positioning another piece of the Patriot Centre Industrial Park for recruitment, with a current project page seeking federal support to prepare Lot 11 for future development.

The proposal covers a 23-acre site, including clearing and grading a 15-acre building pad plus approximately 840 linear feet of sanitary sewer and 900 linear feet of waterline. The project lists a total cost of $3,363,570, including $2,363,570 in requested federal funding, with an estimated timeline from July 1, 2026, through Dec. 31, 2027.

The site-readiness push matters because the county says the 1,000-acre park currently has no fully prepared building pad with complete roadway access immediately available for development. The same project page says the park supports about 2,500 jobs, while Phase 3 could open another 1,200 acres and generate more than $10 million in future regional tax revenue.

For Martinsville and Henry County, the story is less about a guaranteed tenant than about competing for the next one. Ready utilities, freight access and a buildable pad can shorten the time between a company’s site search and a construction decision.
